Burwood Road Mixed-Use

Located in Hawthorn, the Burwood Road development comprises 80 apartments with retail and office spaces at ground level. BKK see this area of Hawthorn as a transitional node between the high density buildings of the CBD and low density living of the leafy Eastern suburbs. The built form is an interpretation of this transition of high rise to low rise development.

The site posed many challenges, in particular maximising amenity to a development that faces onto busy arterial road. The built form was carved away to create central courtyard zones at ground level, and open walkways to upper levels.

The courtyards provide respite from busy Burwood Road by creating pockets of greenery, as reference to the leafy streets that Hawthorn is renowned for. This courtyard zone also creates a publically accessible route between the front and rear of the site, encouraging community interaction of the site and providing connectivity to the local train station.

The generously sized apartments are accessed through open walkways, which encourage northern sunlight and cross ventilation. Each residence has its own entry patio to create a sense of suburban living within a multi-residential development.

The materiality largely features masonry, as a celebration of Hawthorns heritage in brick production. Timber and steel detailing is a modern interpretation of the materials and geometry of the heritage buildings of the local context.
